Design Comments

This plan was designed with efficiency and openness in mind. It begins with the central location of the kitchen. This approach gives each room equal distance to the kitchen and to each other. The kitchen as hub also makes for easy access to both the front courtyard and rear yard.

Another major design element is the semi-private front courtyard. In addition to engaging one’s arrival to the front door the courtyard provides an inviting buffer between street and front door. Due to the placement of the Great Room, Kitchen and Dining on a diagonal axis the perception appears that the open space is larger than it really is. This perception is further enhanced by the generous use of windows and french doors that extend views to the outdoor spaces.

The plan incorporates adaptable design elements thoughout. An example is the Master Bath with its large floor area between the toilet and shower, and the walk-in shower itself.

In addition to the standard design package you will receive plans for the Flex Room and Screen Porch Options. This all inclusive package allows you to build one of the options immediately or in the future. Should you never add the extra room and sell your home you can use the room plans as a selling tool (Note: home should be sited within property setbacks to include area for room addition).

Design Comments

The Flex Room option allows for a number of different uses. The space could be used as an Office, Media Room, Guest Bedroom, Hobby Room or Sunroom. The Flex Room is designed to take advantage of both the front courtyard and rear yard. This is achieved by its location and large expanse of windows.

Design Comments

In those regions where insects are a nuisance the Screen Porch option allows you to enjoy the outdoors without uninvited guests.

If you long for the warmth, crackling, and smell of a wood burning fireplace here’s your chance. One unique feature of the Screen Porch option is an outdoor fireplace. However, you should confirm with your governing agencies to verify that there are no ordinances that prohibit wood burning outdoors. Alternatively, you can install an outdoor gas fireplace.

As with the Flex Room option, the Screen Porch option is designed to take advantage of both the front courtyard and the rear yard. In this case, however, the Screen Porch acts as an element that is physically dividing yet visually connecting the front courtyard with the rear yard.
